Services for Landlords

  1. GoLetit is aware that property management can be a major expense for prospective landlords. We offer new clients an initial 5% charge for a full property management service.  No VAT is added to this figure. Our normal ongoing rate is 9.8%.

  2. Buying a property in the right location is the number one factor with regard to ease of letting and capital growth. We are happy to locate the right property for you. We can refer you to our panel of surveyors and solicitors that provide the complementary range of professional services at very competitive rates.

  3. We can recommend time served tradesmen who can be relied upon to carry out upgrades and maintenance quickly and at reasonable rates.

  4. GoLetit will carry out a free initial assessment of your property and can advise on projected rental income or how it could be enhanced.

  5. Market your property to our tenant base, major employers, local media advertising and through the internet.

  6. Procure prospective tenants and obtain references.

  7. Prepare lease documentation and the inventory.

  8. Collect the rent and hold the repair bond in an independent third party (Letting Protection Scotland).

  9. Ensure that new tenants are personally welcomed to your property and that they are comfortable with appliances, stop valve location etc.

  10. Ensure compliance with health and safety including HMO regulations.

  11. Deal with utility companies and council tax requirements.

  12. Transfer rent funds due to you within 5 working days of date of receipt to our Clients Account.

  13. Provide landlords with annual statements for Income Tax purposes.

  14. Carry out regular maintenance checks of your property whilst in the tenant's care.

  15. Check tenants out of the property at the expiry of a lease and determine what costs may be payable from bond sums for loss, damage or cleaning.

  16. Authorise the repayment of the repair bond to tenants minus any agreed deductions.
